Where will the water go?
The Architect is going to evaluate the property. THere is a Process to follow along with the architect through the design build process. LOK DESIGNS LLC preforms the building services in accordance with the approved plans in which are inspected throughout the stages of the build.
How will all the material fit at the property?
The materials are delivered in stages throughout the build process. Material Lists are made throughout the project and delivered as the project progresses and they are needed.
How long will an addition take to start the work?
If you are planning to build an addition next year, please consider starting today. The planning process is a project in its own. Meeting your project requirements in connection with the building requirements takes time. The timeframe will vary depending upon the project scope of work and brief updates on timeframe can be provided throughout the process.
Can I live at home during an addition project?

How long will building an addition take?
It varies from project to project and it is based upon variables, township requirements, approvals, site conditions, client selections, coordinating schedules, allowing appropiate time for meeting with clients when it is necessary. A project timeframe is part of the project documentation provided to each Homeowner(s); this is the schedule that the work is done TO, to the best of abilities feasible.
Why is the Project Taking Longer than Expected?
There is always a reason. The best reference point is going to be the paperwork before you ask this question to your contractor. If a contractor has professionalLy provided documentation or messaging; everyone has read the documents/Messages provided than that is usually where the timeframe is provided. Change Orders modify the timeframe. Selection process when made during a project affect the timeframe. Weather modifies the timeframe. Project requirements modify the project timeframe. and much more.
Let’s Put it this way, When Working to professional standards; there are at times 10-20 different contractors schedules all of which are working with equipment/tools that must be delivered and set up on site to coordinate around (Changes, Weather, Selections, Requirements, Updates, Orders, Deliveries, fabrication, and MORE) - When you syncronize all the data and if you were to make a checklist for each item you find considerable as an applicable delay on a home project the Result is that it can calculate to 1-2 weeks for each and every one or at times longer it all depends on the scope of work, various variables, materials, approvals, etc. if you have a list of 10 items; than you have 10-20 weeks (Presuming 1-2 weeks) of added time to the project. 2.5-5 MONTHS. It may be longer or lesser depending upon the time needed; these are just averages used to provide homeowners with insights. This is just how it works. It is hard to understand but it is what it is if you want to build the project right in the end.
What is a Home Project Change Order?
A home project Change order is a written document that states and explains the specified change to the project scope of work. They are provided throughout the project when applicable, necessary. They can become a form of documentation that builds out the project for Homeowner(s). In some projects Client(s) can make changes throughout the project in which require an update to the paperwork. Added Cost and added time for the work. It is important to understand that change orders add time not just being that they add time to your specific project but that they impact the overall timeframe as it is an update to multiple schedules for various contractors on a project, deliveries, and weather may impact this as portions of building work require certain weather conditions.
How does the Selection Process Work?
The selection process for client supplied materials and or finish materials is done throughout the build process and or prior to the build process. it varies from client(S) to Client(s) as some homeowner(s) prefer to see the build before they create THEIR design and finishes whereas other Client(S) feel that they can make selections prior to building the project. The selection process can add time to project timeframes when they are made during the works in th project process.
First time building an addition, what is your best advice?
My best advice to homeowners that express this is their first time building an addition and ask me this question? No one has ever asked me this question but I think it is helpful in this section.
My advice would be treat the addition like an adventure. It is a journey and you should it enjoy as much as possible. Don’t stress about it, it might be the best experience you ever have.
I know it is for me.
But overall, I would say narrow everything step you need to take in the process as the homeowner into (3) three options. Never more.
From - (3) Colors to choose from to (3) different types of flooring to choose from. Start here and it should be easier, just make it easy to pick the final one in time!
