We own a Townhouse in Hillsborough that was built in 1978, which we moved into in 1998. We started to renovate it in 2015 and chose to do the Master Bedroom and top floor first. LOK LLC removed a closet in the master bedroom, and added a sink with a long vanity where that closet had been to replace the sink in the half-bath. The half-bath was then modified, including the addition of an extra-large shower stall with a custom exquisite tile work shower floor, and a glass shower door. We had chosen special large stone tiles for the bathroom floor, along with color complementing tile for the bathroom, shower walls, and backsplash in the vanity area. Those were expertly installed. All the carpeting upstairs was removed, and beautiful high grade hard wood floors were installed in both bedrooms and the hallway. The hallway full bathroom was also remodeled and upgraded, with fantastic results. It also included the large stone floor tiles and the complementing tiles in the vanity area. Several innovative new storage space solutions were suggested and added (master bedroom and hallway bathroom), as well as all new lighting (some of it dimmable) and ceiling fans. Next came the stairs between the top floor and main floor, followed by the dining/living room space. The carpet was removed from the stairs, and the oak steps beneath that were sanded and refinished. In addition, new specially crafted railings were created and installed. Those changes really transformed the stairs. All the carpet on the main floor was removed, and replaced with bamboo flooring. The same wood-look tile planks that were planned for the kitchen renovation were used in the entry hallway, and also continued all the way over to the base of the stairway to the top floor (a high-traffic area). The addition of a new lighted ceiling fan in the living room, complete with the needed new wiring, has been most helpful. The main floor half-bath was also remodeled and upgraded with the same excellent results as the other two bathrooms. It also included the large stone floor tiles and the complementing tiles in the vanity area. Next, we had a complete tear down and re-design of our kitchen. Larry walked us through each step with his great suggestions. We went with all new dimmable lighting, high grade cabinets that took advantage of soffit space near the ceiling (that had been unused by the old cabinets). A tile backsplash matching the tiles in the bathrooms was added between the upper and lower cabinets. Also, under-cabinet lighting with a multi-color option was installed. I think it's safe to say we may have the best Kitchen in the entire complex. In addition, at that time we had the basement partially renovated: several under-the-stairs storage areas were created; the closet was modified and upgraded including a shelving tower in the middle of it; a number of innovative shelving units were added in the unfinished part; the floor and walls of the unfinished part were painted, leading us to begin calling it the "semi-finished" part of the basement.

The final part of our renovation process was more work on our basement. We had a modest, but impactful, flood there during the aftermath of Hurricane Ida (Sep-2021), so before we had Larry start that project, we had the contents of both the finished and semi-finished parts of the basement emptied out, all of the old wood paneling and carpeting removed, and then had preventative mold remediation done. LOK LLC had some of the wooden framing for the walls replaced with metal framing. The walls in the bulk of the finished part of the basement were then recreated with moisture resistant sheetrock and moisture-proof base boards. The choice of new flooring that can withstand some water was suggested by Larry. In addition Larry's suggestions of built-in shelving, Entertainment Center placement, a large custom bookshelf, and creation of custom built shelving solutions for me Wife's Sewing and Crafting area were extraordinary. Larry also added all new lighting throughout the basement. We highly recommend Larry and his Team for their skill and expert knowledge, which made this process both understandable and rewarding as we watched our townhouse be transformed, while being able to keep within our budget.

"Larry did a fabulous job from start to finish. We discussed my ideas for a kitchen remodel in late October with the hope of finishing before Christmas. Larry stayed on schedule, finishing the job the Saturday before Christmas. He is very organized, thoughtful, and knows how to stick to the schedule. I appreciated that he made sure we knew what had to be ordered/purchased every step of the way. He provided us guidance throughout the project including a suggestion for the various vendors (cabinets, tiles, granite, appliances, windows, etc.). I was very happy with his vendor selection and Larry stayed in touch with these vendors throughout the project to ensure they stuck to the schedule. The team he uses were also very good, hard working, and had the right expertise (ie, electrician, plumber, etc.). My husband and I work full time and Larry did a good job communicating with me each day to discuss progress and upcoming tasks. Given that we both work full time, most days we trusted Larry to work in our house, and lock it up on the way out. He was very trustworthy the entire time and took care of our house with the greatest care. In addition, he is a neat worker, laying tarps or sheets over the floor and furniture to try to fight the dust (which is inevitable anyway), and cleaning up each night (ie, putting tools away, sweeping and at times mopping up the floor). The finished product is beautiful, and truly looks showroom quality. I'm very happy with Larry's attention to detail, because everything is perfect in our kitchen. He pays attention to the littlest details that I thought only I would notice, such as touching up the paint job, and making sure the molding looked just right. As far as price, I think he is fair and reasonable, and he stayed within budget. As far as the estimate process, we first met with Larry to discuss our design ideas, and then he quickly moved to sketching out a drawing and providing us with a detailed estimate for the job. Overall, Larry did a great job and I will be hiring him for other projects in the future. I highly recommend him."

I hired Larry (LOK Designs) to remodel our full bath and a powder room. I have been meaning to write this review for while now as he and his team completed the job over 7 months ago! From the start - at the quotation stage - until the very end of the job, Larry was responsive, communicative and an all-around pleasant person to deal with. This renovation was my first and one that I alone had to manage from start to finish due to my husband's work schedule. I was apprehensive about embarking on this project because of all the unpleasant contractor stories you hear. But I got a list of contractors and did my research on them as far as having any complaints lodged against them in the State of NJ, their standing with the BBB, etc. I interviewed several contractors for this job but after meeting them all and comparing the quotes, it was an easy decision to hire Larry. His was not the lowest price but it was within a reasonable amount from most of the other quotes I received. However, Larry was the only one who had certified licensed subcontractors for his plumbing and electric work. That fact, along with his ITEMIZED pricing and his 'can-do' attitude won him the job. I worked with a leading supply house and an interior design professional in selecting all the materials for my 2 bathrooms. I asked Larry to review the list prior to placing my purchase order. And am I glad he did! He spotted what would have been a costly error on the listing - something that the design professional should have caught! He also made a few observations/recommendations on the materials I selected from a contractor's perspective so I was able to modify items - prior to purchase - to accommodate the quirks in my particular project. Larry did a good job at setting expectations throughout the course of the project - he makes the weekly schedule for his crew every weekend for the various jobs he is working to complete - texting me who would be coming by on what day and what they were going to accomplish. Everyone on Larry's team was friendly, easy to deal with and did quality work. They cleaned the work area daily. There were a few things that required design changes along the way and the team was flexible, collaborative and pleasant while I worked with them to troubleshoot these issues. I could tell they really wanted me to be happy with the end result. So in closing, Larry and his team renovated my 2 bathrooms - stayed at the quoted price and finished within the quoted time frame. My husband and I are so happy with the result. His team, including his sub contractors, did quality work. They all were pleasant and never made me feel like I was asking a silly question. I feel that I was so fortunate to have had them work on our project because not only did we get a nice outcome, but the PROCESS itself was not unpleasant - HOORAY! - and they get the credit for that! "Larry and his company were responsible for the complete rebuilding/remodel of our home. Unfortunately we had a house fire November of 2014 that required our home of 20+ years to be gutted and rebuilt from the frame up. Larry from the day we met him approached us with humility and professionalism. He assessed our home damages and assured us he was the best company for the job. He even shared examples of his previous worked and after the assessment presented us with a contract of itemized plans and estimate cost for demolition and then the rebuild. If you can imagine having a year of pleasant experiences (in spite of) after suffering the lost of your home of 20 years the Friday before the Thanksgiving holiday then you can walk in my shoes. Larry and team began the demolition of what was left of our standing home the later part of December that same year. We had suffered severe fire damage on the 1st floor, severe smoke damage on the 2nd floor, and water damage in the basement! We lost everything tangible but not our hope, belief, and faith in our God and He answered or prayers even in the midst of when He sent LOK Designs.

After 2-4 dumpsters later Larry and team had strip our home down to the frame so that he could assess the wood and treat it for smoke damage. It was dreamy to remember what we once had and then to stand at the front door and look straight up to the roof and upstairs rooms. The vision that Larry had for the finish project which he constantly reminded us of, I could not see while surrounded by wood frames. However he never let us forget that it would be nice and I appreciated his words of encouragement and concern at that time.

Larry worked as the general contractor in addition to some of the other more laborious tasks and he never missed a beat. He was thorough in his job and brought all the various teams, township inspectors, and dumpster order and pick-up together as required. He also kept us on track as to when payment was needed, when we had to place orders, and recommended vendors. He worked diligently with the township inspectors to ensure our home passed fire, electrical, plumbing and building approvals.

I would never wish the experience of a home fire upon anyone, but if life does present you with that challenge, then I recommend LOK Design to help you rebuild it from the ground up. After demolition and treatment of the wood frame, the rebuilding began. From rewiring, to new duct work, to new windows, siding, paint, walls, floors, doors, appliances, garage doors, crown modeling, and rooms, Larry did. He suggested, he designed, he recommended and he guided. We have a brand new home built to our specifications with the assistant of an exceptional company.

Ys we have been blessed and I am certain that Larry and LOK Designs will continue to prosperous and soar to greater heights as additional opportunities become available. I could continue on and on but I have heard it said that a picture is worth a 1000 words. Therefore I will include at least 7 pictures so that will be worth 7000 words.

Every room of our home from the bedrooms to the basement is picturesque. We have been blessed from God above by selecting LOK Design and the gift of excellence in which every technician portrayed. The demolition team, the painters, the electricians, the plumber, the wood-smith, everyone who had a hand in rebuilding our home were gifted in their trade.

One more thing to share before I end with the pictures is this in addition to Larry’s professionalism; he also cares which is so completely rare in this day and age. He cares about his work and the quality of work he does and he cares about his client. On numerous occasions we witness Larry exceeding our expectations without us asking or in some instances even knowing. While my closing never happened due to liens on the property, Larry could not have been more accommodating, professional, prompt, and highly thorough. He went to great lengths to help me stay within my budget, while getting everything I wanted. If you're familiar with 203K loans you know that there is tons of paperwork involved as well as extensive requirements by the bank and deadlines to be met. Larry met all the deadlines as well as licensing requirements. I met with a total of six contractors and while Larry was not the lowest priced, he was certainly the most professional and the one I knew who would do everything properly…There was not a doubt in my mind that he was not going to complete my job with excellence. He spent a great deal of time and energy on a job that ended up falling through, I almost felt as bad for him as I felt for myself. As soon as I find another house, I will no longer need to search for a contractor, I know that Larry will be the one I call. This type of work required a lot of communication, very frequently on both our parts, and not once did Larry not follow up with me…Even if it was 9 o'clock at night, he made sure he took the time to get me or the bank the information needed.
